Apartments and houses
How many apartments and houses are included in the project?
The four- to five-storey apartments buildings contain 137 apartments. In the project, you'll also find 15 terraced family homes. You can find an apartment or a house using a simple interactive search engine or in the price list.
What layouts does the project offer?
In the project, you'll find all types of apartments, from small-sized 1 bedroom + kitchen corner to large 4 bedroom + kitchen corner. All of the apartments include a terrace, balcony, enclosed balcony or garden. It is also possible to purchase two premium 5 bedroom + kitchen corner and 6 bedroom + kitchen corner maisonettes. We offer family homes in 5 bedroom + kitchen corner and 6 bedroom + kitchen corner layouts, with large plots of land. Where can I find more information about family homes?
Family homes have certain specifics in terms of fixtures, completion deadlines, financing and moving in options. For more detailed information regarding the menu of family homes, contact the project seller in sales centre.
What are the prices of the apartments and the family homes?
The average price respects the market development in the given locality, as well as the high standard of living which follows from the technological equipment in the specific house or apartment. Thanks to the long-term monitoring of market development, we can state that it's very close to the current average on the borders of the Prague 4, 12 and 2 districts. When will the project be completed, and when can I plan to move in?
The construction was commenced in March 2020; groundworks are already in progress on the building site. The project is expected to be completed in winter 2021. The apartments will then be prepared for handover to their new owners. The current schedule is available at About project.
Will there also be commercial premises (shops, services) in the building?
Six commercial units, whose task is to increase the already high level of local civic amenities, are expected in the direction of Branické náměstí [Braník Square] and Vrbova and Ke Kči streets. More information for those interested in purchasing a commercial unit is available at Commercial space.
What's the project's PENB?
PENB is an abbreviation which refers to a building's Energy Performance Certificate. The project is ranked in energy class B. You can find the apartment buildings' certificates here. > PENBs for terraced family homes are available on request in our sales centre.
Will the green area really only serve local residents?
A large part of these areas will be enclosed by a fence, and will really only serve local inhabitants' needs. For example, a total of as much as 10,000 m2 of green areas, with several dozen new trees and benches, is expected here.
What does the apartment include?

Is a choice of qualitative standards possible in the project?
Trigema stands behind the quality of its buildings. In order to ensure its sustainability, and comply with the planned schedule, we cannot allow clients to realise changes which affect the project or parts thereof.
We offer clients a choice of various decor in terms of interior doors, floors, tiles and floor tiling, while preserving the selected model range. All from top-class suppliers, with a guarantee of a quality product. You can find a list of the qualitative standards at Standards.
How many parking spaces are available, and do I have the option of purchasing a parking space separately?
A total of 164 parking spaces are located directly in the apartment buildings' underground garages, 24 parking spaces are located at ground level, and 31 are designated for the terraced family homes. In total, therefore, 219 parking spaces will be created. This number complies with Prague building regulation requirements.
It's normal practice for some parking spaces to be offered for sale publicly, not only to persons interested in purchasing an apartment but also to neighbours and other inhabitants of the immediate vicinity. First of all, however, they are offered to the owners of the new apartments in our project. You can find more information in our Sales centre.
What civic amenities are there in the project's vicinity? (Where's the nearest school, kindergarten, public transport stop etc.)?
The “Branické náměstí” public transport stop is located in the building's immediate vicinity. From here, you can take buses to the Budějovická stop on the “C” metro line (11 minutes) and the Smíchovské nádraží stop on the “B” metro line (11 minutes). It's five minutes' walk to the "Pobřežní cesta" tram stop, from where trams to the city centre depart in very short intervals. It's no more than 17 minutes to Charles Square. Within walking distance (less than 5 minutes, approximately 500 m) of the project there is a kindergarten, primary school, supermarket, numerous shops, and countless restaurants, bistros, pubs, cafés and wine shops. An enormous advantage is also the fast accessibility, and the large choice of places for leisure activities. Everything else that's necessary for everyday life can be reached in 15 minutes on public transport.
If you are using your own transport, another positive aspect of the project's location is fast access to the Jižní spojka [South Connecting Highway] and Barrandov Bridge (less than 3 minutes), as well as the relatively numerous filling stations in the immediate vicinity. Will our peace and privacy not be disturbed by the traffic in the area?
Most of the apartments in the project are oriented in the direction of the peaceful courtyard. An argument which plays in favour of the elimination of surrounding ambient noise (particularly from Branické náměstí and Vrbova and Ke Kči streets) are the quality triple glazed windows, and the forced ventilation system which uses an air conditioning unit with heat recovery. This is the Trigema Smart Housing concept's normal standard.
After moving in
What are the expected costs of operating the apartment?
With regard to experience from previous projects, we can already state that the monthly costs of operating the apartment during initial use are around 55 CZK/m2. This sum consists mainly of heating, electricity and water costs, as well as minor expenses such as cleaning, electricity in the common areas, lift operation, building insurance, property management etc. However, a precise enumeration is always available shortly after the final inspection of the individual apartments, within the scope of the monthly breakdown of payments. This enumeration corresponds to the current state of every monitored apartment.
What guarantee is given for the apartment, and how will I be able to file a complaint if I have one?
The normal warranty period is 24 months. Trigema stands behind the quality of its apartments, which is why it offers an above-standard warranty period of 36 months. You can find more information in complaints Procedure.
How will to solved possible complaints?
Any complaints are resolved by Trigema without undue delay. It will agree on a defect elimination procedure with the apartment's owner. An important factor during the resolution of a complaint is the reporting of the defect by the new owner as soon as they discover it, and last but not least also collaboration with Trigema – granting access to the apartment at agreed times. How can I reserve an apartment?
It is possible to submit a Verbal Reservation regarding the apartment you have chosen, so that it is not sold before you make a definite decision. This reservation is free. What financing options are there?
The purchase of an apartment in the Bydlení Brâník [Brâník Homes] project can be financed by practically all available means. In cash, in the form of a number of financial products (mortgage, building society loan etc.), or in the form of an individual payment calendar in accordance with the project's rules. Trigema offers a choice of several collaborating banking institutions. Our partners are ČSOB, ČS, HB and Unicredit. In order to arrange a mortgage from any of the collaborating banks, you need only proof of identity and confirmation of level of income. All of the other documents relating to the purchased property will be supplied to the bank by Trigema. More information is available at Purchasing process.

Does the building have all the necessary permits?
The Bydlení Brâník project was granted a legally effective zoning decision, and a building permit for the construction of an apartment building. As per the schedule, the completion deadline is currently planned for winter 2021, after which we will begin to hand over the apartments to the new owners.
